Molthan walks each client through our 7 Phase building process, one that’s followed precisely ensuring each phase of the project is completed in the most cost-effective, efficient way possible… along with saving time, money, and wasted materials, the Platinum Series Process allows us to deliver your new home on time, & under budget. A win-win for everyone!
The following outlines how the 7 phase building process works.
PHASE ONE
CHOOSING YOUR HOMESITE
If you have not yet purchased the property for your new home, Platinum Series Homes will assist you. Together, we can be sure that the site you choose will complement the master land plan you desire to create upon it. We will verify that there are no recorded easements or restrictions that could disrupt the master plan of the estate. We can also counsel you regarding potential soil considerations and possible remedies.
ORDER A LOT SURVEY
Platinum Series Homes will order a lot survey that will tell us the locations of easements, trees, topography, power poles, floodplain, building set back lines, and street locations. This is a tool that the architect and Platinum Series Homes will use to design the estate home. Platinum Series Homes wants to be able to design the home to compliment the home site without sacrificing trees and/or topography.
MEET WITH APPROVED ARCHITECTS
Platinum Series Homes has a relationship with many of the well-known architects in the metroplex. Together we will help you with your new estate home design. With the lot survey, together we’ll sit with the architect and establish a “master list” of what you desire in your home. Platinum Series Homes recommends that you start collecting pictures and floor plans of homes that fit your needs so that we can be precise in meeting your expectations. We will provide past floor plans that we have built to create the momentum for
your home.
DESIGN FRONT ELEVATION
Once the floor plan is complete and approved by the purchaser and Platinum Series Homes, the front elevation will be drawn.
APPROVE ELEVATION
The architect will present us with the front elevation of your home. We will approve the elevation and move to final plans for construction.
PRE CONSTRUCTION PLAN REVIEW
We will meet to walk through the floor plan to discuss the finish out in your home. You will express the desired materials for your home, i.e. flooring materials, trim material, cabinet materials, etc. This is a very simple meeting that will give us direction on creating your budget. An architectural fee agreement is required to move the project forward.
CREATING THE BUDGET
Platinum Series Homes will issue a set of plans to all of our vendors for pricing. This process takes 14-21 business days.
EXECUTE CONSTRUCTION CONTRACT
This meeting will take place as soon as the budget is complete. Platinum Series Homes will present the price of your home. The buyer will execute a construction contract that will be scheduled to close in 30 days. Platinum Series Homes will begin construction as soon as this contract is closed and funded at the title company.
PHASE TWO
DEMO EXISTING HOME
The demolition crew will remove the existing home from the home site. Molthan Luxury Estates will have all power and gas disconnected at this time.
PERFORM SOILS TEST
Platinum Series Homes will hire an outside engineer to perform a soil test prior to engineering the foundation.
FOUNDATION ENGINEERING
Once the soils report is received, Platinum Series Homes will give the plan to the foundation engineer to design the foundation.
APPLY FOR PERMIT
Platinum Series Homes will take two full sets of plans to the city along with the engineer stamped foundation and framing plans and apply for the building permit. The timeframe to receive a building permit is 1 – 2 weeks. Once the city releases the permit, Molthan Luxury Estates will begin construction of your new home.
DRIVE, DESIGN AND DECIDE
During this phase, the homeowner should begin collecting photographs from magazines and from driving tours of the city. Photographs of front elevations, window details, architectural designs, etc. will make selections in Phase 3 much easier.
PHASE THREE
SELECT BRICK, CAST STONE, STONE, AND STUCCO
If you haven’t already, now is the time to focus on the exterior materials for your home. The best way to make this selection is simply get in your car and write down addresses of the homes that appeal to you. The exterior materials must be selected quickly or we may
experience a delay in receiving materials from vendors.
SELECT AND ORDER APPLIANCES
Our interior designer will take you to our appliance vendor to select your appliances.
SELECT AND ORDER FRONT DOOR AND FRONT DOOR HARDWARE
Our interior designer will take you to our front door supplier to design the front door as well as select the material of the door and door hardware. We recommend that you take pictures of front doors that you like to make this process more simple.
SELECT AND ORDER PLUMBING FIXTURES
Our interior designer will take you to our plumbing fixture vendor to select all plumbing fixtures prior to pouring the foundation.
SET FORMS
While the above selections are being made, Platinum Series Homes will be setting the forms for your new home. Forms are the outline of the foundation.
FORM SURVEY
Platinum Series Homes will schedule the survey company to verify that the forms are placed correctly on the home site. The forms must not encroach upon any easement or restricted building lines that are mandated by the city.
LOCATE GAS AND POWER LINES
Before the plumbing rough begins, the plumber must know where all the electrical and gas lines are located. The lines will be marked with flags and/or spray paint.
PIERS
Our concrete company will stake in the location of the foundation piers per the engineered plans.
PLUMBING ROUGH
The plumber will lay out the copper for water supply and the plastic for ventilation and sewer.
PRE POUR ELECTRICAL
The electrician will run conduit for floor plugs and islands prior to pouring the foundation.
PHASE FOUR
BACKOUT SLAB
The concrete company will reconstruct the beams for the foundation per the engineered plans.
PLUMBING TUB BOXES
The plumber will place a box of sand around the shower and bath tub drains prior to pouring the foundation. This allows the drain to be moved in case it does not line up correctly. After the drain is installed, the balance of the box will be filled with concrete.
PRE-POUR INSPECTION
The engineer will visit the project to inspect the foundation to ensure that it is designed per the engineered drawings. The plumber will also return to re-measure the plumbing stacks to ensure that they are inside the walls and in the correct locations. The electrician will alsoreturn to ensure that the “under” foundation electrical is in the correct location.
POUR FOUNDATION
Platinum Series Homes will pour the foundation as designed and approved by the registered
engineer per the soils report of the home site.
FRAMING
The framer will begin framing the home.
INSTALL EXTERIOR DOORS
For security purposes, all exterior doors will be delivered and installed. It is necessary that the exterior doors are installed prior to bricking the home.
INSTALL WINDOWS
The windows will be delivered. The framer will install the windows.
INSTALL FRONT DOOR JAM
The front doorjamb will be delivered & installed during this stage.
INSTALL FIREBOXES
Fireplaces will be supplied by Isokern and installed by a registered masonry firebox installer.
INSTALL ROOF
The roofer will be scheduled to install the roof per the homeowner’s selection.
PHASE FIVE
HVAC INSTALLATION
The heat, ventilation and air conditioning systems will be installed.
PLUMBING TOP OUT
The plumber will run the PVC vent stacks up through the roof.
INSTALL VENTS
The vents for the cooktop, bathroom exhaust fans and dryers will be installed.
SET TUBS AND VALVES
The plumber will install the plumbing valves as well as the bathtubs. There should be no plumbing changes after this stage of construction without incurring property damage, as well as miscellaneous repair expenses.
ELECTRICAL WALK
Platinum Series Homes and the homeowner will walk the home with the electrician and place the electrical throughout the home.
INSTALL GAS
The plumber will install the gas outlets for the cooktop, dryer, fireplaces, lights, HVAC, outdoor living and any other gas accessories.
INSTALL FIRE SPRINKLER SYSTEM
Depending on your building location, it may be required to install a fire sprinkler system. This system will be installed at this time if required by city code.
SECURITY ROUGH AND CENTRAL VACUUM ROUGH
Once the electrical and HVAC has been installed, Platinum Series Homes will install the security system and central vacuum.
SURROUND SOUND AND DATA ROUGH
Our certified audio/video company will install the surround sound as well as the data lines for your in-home networking.
POLYSEAL
Our insulation company will poly seal the home for maximum energy efficiency.
BRICK, STUCCO, OR STONE
The exterior of your home will start taking shape. Platinum Series Homes will install the material(s) specified per the design.
INSULATION
The home will be insulated with wet, blown-in rock wool which is proven to have a high energy efficient rating of 15+.
SHEETROCK
Platinum Series Homes will install the sheetrock. The sheetrock is nailed and screwed into the studs.
PHASE SIX
TRIM WALK
A trim walk will be scheduled to ensure that the selected trim package meets your expectations.
CABINET WALK
The cabinet walk happens in conjunction with the trim walk. Prior to this event, the homeowner should collect photographs of cabinet designs to incorporate in key areas.
TEXTURE WALK
Platinum Series Homes will apply texture samples for your approval.
TAPE BED AND TEXTURE
Platinum Series Homes will apply the approved texture.
INSTALL GUTTERS
The exterior gutters will be installed per the building specifications.
INSTALL GARAGE DOORS
The garage door(s) will be installed per the plan and/or drawings.
INSTALL WOOD FLOORS
The wood floors will be installed in the designated areas according to the plan.
APPROVE CABINET DRAWINGS
Platinum Series Homes will provide cabinet drawings for your approval per the cabinet walk.
INSTALL CABINETS
Install cabinets per the approved CAD drawings.
GRANITE TOP TEMPLATES
The countertop company will make templates of each countertop. Selections should be made at this time.
TRIM HOUSE
Install the interior trim in the home.
INSTALL TILE, GRANITE, MARBLE AND FLOORS
Install the hard surfaces in the home to include floors, showers, tub surrounds, backsplashes, accents, etc.
INSTALL FLATWORK
Install the driveway and lead walk with the material of your choice. The choices are plentiful… stained concrete, patterned concrete, stone, salt finish, aggregate, pavers, and many more.
INSTALL STAIR PACKAGE
The stair contractor will design, fabricate and install your staircase.
STAIN
Stain all areas prior to painting.
PAINT
Paint all areas.
INSTALL GRANITE COUNTERTOPS
Install countertops as specified per the selections.
SET HVAC UNITS
Install the exterior units for the home.
SECURITY TRIM
Install the security keypads as well as activate operable windows and doors.
CENTRAL VAC TRIM
Install outlet covers and deliver hose for the central VAC system.
PHASE SEVEN
ELECTRICAL TRIM
Install plugs, cans, switches and decorative fixtures.
PLUMBING TRIM
Install plumbing fixtures.
WALLPAPER
Install wallpaper.
STAIN FLOORS
Stain hardwood floors throughout the home.
MIRRORS AND GLASS
Install glass showers as well as mirrors.
HARDWARE
Install decorative hardware.
SPECIAL PAINT
Complete special paint selections on all selected cabinetry, walls, columns, fixtures, etc.
FENCE POST
Set the fence posts.
SPRINKLER
Install sprinkler system per the landscaper’s plan.
LANDSCAPE
Install approved landscape plan.
CARPET
Install carpet.
FINAL CLEAN & FINAL COAT
The home will be cleaned prior to move-in and the final coat of urethane will be applied to the wood floors.
